The pipeline uses pre-computed isochrones to eliminate the biggest bottleneck in site selection: drive-time proximity. Six filters run together, covering Opportunity Zone status, minimum acreage, flood avoidance, hospital proximity by drive time, and amenity density.

We then schedule the pipeline as a weekly job and build a site selection dashboard with parcel polygons, isochrone overlays, and a sortable top-20 table.
